Majid Al Futtaim Communities, part of Majid Al Futtaim Properties, today announced the upgraded master plan for Tilal Al Ghaf, its flagship community in Dubai. Already one of the most desirable destinations in Dubai, the enhanced master plan is set to further elevate Tilal Al Ghaf’s appeal as an exclusive resort-style community. Highlights include a 20 per cent increase in greenery, a 50 per cent increase in the size of the recreational Tilal Al Ghaf Lagoon, and the introduction of even more premium lifestyle amenities. Underlining the aim to support low-density housing, the increased greenery and community spaces will foster exclusivity and additional privacy for residents. It also means fewer vehicles, more open spaces, exceptional lifestyle and an environment that’s cleaner and healthier.

The revised plan delivers to the Dubai 2040 Urban Master Plan and, specifically, its key pillars of doubling Dubai’s green and leisure spaces and increasing greenery to 60 per cent across the city. With public green spaces becoming increasingly integral to improving lifestyles and quality of life, the demand for healthy and green living communities has been increasing consistently. Majid Al Futtaim Communities is responding to its customers’ feedback by recognizing their desires for more exclusive and low-density communities, and thereby enhancing its product offering to fit their discerning requirements.

Tilal Al Ghaf Lagoon grows and prospers

At the heart of the community is the Tilal Al Ghaf Lagoon, a unique recreational facility bordered by white sandy beaches and palm trees, that uses Crystal Lagoon Technology to keep its waters pristine so that residents can swim and participate in a variety of watersports. The updated master plan sees the Lagoon expanding to a total surface area of 10 hectares.

Further enriching Tilal Al Ghaf’s resort-inspired luxury lifestyle proposition, the community will also benefit from two new beach clubs– each located at either end of the community – offering world-class facilities for water-based activities, beach sports, and tennis. Tilal Al Ghaf’s waterfront neighbourhoods will also benefit from having a private beach for the exclusive use of residents.

Resort living reinvented

With the revised master plan comes the introduction of the Lagoon Islands at Tilal Al Ghaf, an ultra-exclusive neighbourhood with expansive homes situated directly on the water and benefiting from private beach access. In addition, Majid Al Futtaim Communities will soon launch an innovative new lifestyle proposition with homes designed to exist in perfect harmony with the natural environment.

The Alaya neighbourhood, which is yet to be formally announced, will include sizeable villas with a range of luxurious configuration options. Designed to enhance residents’ lifestyles, with stylish interiors characterised by flowing spaces, the use of organic textures and high-quality natural finishes, and ample natural light to bring the outdoors in. With customizable suites, two styles of landscaping options and other personalized elements, homeowners will be able to add an extra personal touch.

Space to play, space to relax, space to breathe

Directly addressing the growing desires from investors and owner-occupiers, Majid Al Futtaim Communities has recognised the need to increase the community’s outdoor areas, introducing more premium leisure opportunities, while decreasing the built-up area and density. The initial Tilal Al Ghaf master plan, which was launched in 2020, allowed for a total of 6,500 homes and a GFA of 1.4 million across the three million square metre site. In contrast, the new master plan features 3,500 homes and a GFA of 1 million square metres, linking back to the markets’ request for low-density communities, increased greenery, and larger, more exclusive homes.

Ample opportunities to connect with nature and get active outdoors

With Tilal al Ghaf being designed in line with Majid Al FuttaimCommunities’ commitment to sustainable design and living, the walkable neighbourhoods are connected by several walking trails, 15 kilometres of cycling and jogging tracks, and lush landscaping. In addition, the total number of community parks will increase to more than 35, with additional landscaped areas across the entire destination and each neighbourhood featuring inspiring playgrounds designed to stimulate children’s creativity.
