Although the mega projects are amazing, major delays exist for every project being done. The Middle East lacks the necessary manpower to pull these projects off. Nakheel for example has Jumeirah Village and Park that are 3 years behind schedule. Investors and individual home buyers are seeing money being lost with their purchase. Yes, there may be an increase in value over the development period, but this does not get you into your home. Beware of big promises.
